Why Is My Home Sitting on the Market?

Your home has been listed for weeks. The showings have slowed to a trickle. Maybe you've had an open house or two, some polite feedback, and then... nothing. If you're staring at your listing wondering what's wrong with it, I want you to hear this first:

There are only two reasons a home sits on the market. Price, or condition.

That's it. Not "the market's bad." Not "buyers are picky right now." Price or condition. Once you know which one it is, the fix is usually simple - even if it's not always comfortable to hear.

A Client's Story

I recently worked with a new widow who needed to sell her home and move closer to her son after losing her husband. It was an emotional transition, and understandably, she wanted to leave a little room in the price - just over what I'd suggested we list at.

The home sat. Showings slowed down week by week. We weren't getting the traffic we needed.

So we made the call to drop the price back down to the original suggested list price. Shortly after, we had two interested buyers ready to submit offers.

Nothing about the house changed. The price simply came back in line with what buyers were seeing as fair value for what they were getting. That's the whole game: buyers are looking for a deal, and your home needs to be positioned as the best deal in its price range and condition.

Why This Happens in Greenville Right Now

Inventory is up significantly across Greenville County this year - buyers have more homes to choose from than they've had in years. Days on market have climbed too, which means the "list it and it sells in a weekend" mentality from a few years ago just isn't the reality anymore.

When buyers have options, they compare. Ruthlessly. If your home is priced a little high, or shows a little tired, they simply move on to the next listing - and they don't tell you why. They just... go quiet.

How to Know Which One It Is

Ask yourself:

Are you getting showings, but no offers? That's almost always a condition or presentation issue - something buyers see in person that doesn't match the price they were expecting.

Are you barely getting any showings at all? That's a price problem. Buyers are filtering you out online before they ever walk through the door.

Either way, guessing isn't a strategy. Data is.

The Bottom Line

A stale listing isn't a personal failure - it's a signal. The market is telling you something, and the sooner you listen to it, the less it costs you. Every extra week on market chips away at buyer confidence ("what's wrong with it?") and, eventually, at your bottom line.

I don't believe in guessing. I believe in real numbers, pulled by a real person, who actually knows your neighborhood - not an algorithm spitting out a Zestimate.
