Should I Sell As-Is, or Make Repairs First?

This is one of the most common questions I get - and one of the worst places to get generic advice, because the answer is never generic. It's entirely circumstantial. What's right for your neighbor's house might be exactly wrong for yours.

Here's how I actually walk sellers through this decision.

A Client's Story

I recently helped a client sell her elderly mother's home - her mom is 81, and the proceeds from this sale were part of her retirement funds. There was no extra money sitting around for repairs, and we had a real issue on our hands: the upstairs HVAC was out. On top of that, the home still had its original 1990s decor - including carpet in the bathroom.

There was no version of this where a full renovation made sense. She didn't have the capacity for it, financially or logistically. So instead of pretending otherwise, we built a plan around reality:

We priced the home appropriately for the updates and repairs a buyer would reasonably expect to make themselves.
We offered to help cover HVAC costs upfront, in the form of a concession at closing - instead of trying to fix it ourselves and hoping to recoup the cost in the sale price.

The home sold. As-is. Original decor and all. For FULL asking price.

How We Actually Decide As-Is vs. Repair

The real question isn't "will repairs help my sale price?" Almost always, the honest answer is yes, they will help - at least somewhat. The real question is: what does the seller actually have the capacity to do?

Capacity means money, yes. But it also means time, energy, and bandwidth. A renovation might net someone more money on paper - but if it delays the sale by months, drains their savings, or adds stress they can't absorb right now, it's not automatically the "better" choice. Everything is circumstantial.

What This Looks Like in Greenville Right Now

With inventory climbing and buyers having more options than they've had in years, move-in-ready homes absolutely have an edge. But that doesn't mean every seller needs to renovate. It means every seller needs an honest, room-by-room plan for what will actually move the needle - versus what's just going to cost time and money without changing the outcome.

Some repairs return real dollars. Some are just... noise. Knowing the difference is the whole ballgame.

The Bottom Line

You don't need to guess, and you definitely don't need generic internet advice telling you to "just fix everything" or "don't fix anything." You need someone to walk your specific home, room by room, and tell you the truth about where your money would actually make a difference - and where it wouldn't.

That's exactly what a Seller's Audit is for. It's different from a CMA - this is me, in your home, walking it with you and telling you room-by-room where you'll get the highest ROI on repairs, if any at all.
