Should I List Now, Or Wait?

(The Honest Answer for Greenville/Upstate SC Sellers)

Every week, someone asks me this exact question. Usually with a little bit of panic in their voice.

Here's the deal: 2026 isn't 2022. The frenzy is over. Homes aren't going under contract in 48 hours with ten offers and a bidding war anymore. And if you're getting your real estate advice from Facebook comments or a cousin who sold a house three years ago, that gap is exactly what's going to cost you money or momentum.

So let's talk about what's actually happening.
What's Really Going On In Greenville County Right Now?

Inventory is up. Way up - active listings have climbed close to 30% year-over-year. That means buyers have options they didn't have two years ago. They're not writing offers in the driveway anymore. They're comparing, they're waiting, they're taking their time.

Homes are also sitting longer. We've gone from homes moving in a matter of days to averaging over two months on market. That's not a crash. That's a market finding its footing after years of madness.

And prices? Still moving up - just not at the sprint pace we got used to. Modest, steady growth. The kind that actually makes sense.

Translation: this is a balanced market. Buyers have leverage again. Sellers still have real opportunity - but "list it and forget it" is not a strategy anymore.
So - List Now, Or Wait?
Here's my honest, unsalesy answer: it depends on three things.

Your timeline. If you need to move - for a job, a family situation, downsizing, whatever it is - waiting for a "perfect market" that may never come is a losing game plan.
Your neighborhood's specific data. Greenville isn't one market. Simpsonville, Fountain Inn, Five Forks, Laurens County - they all move differently. What's true for a subdivision in Greer might not be true for your street.
What buyers are actually doing in your price point right now - not what they were doing last spring.

Waiting because "rates might drop" or "the market might come back" is a guess. Making a decision based on your actual home, your actual neighborhood, and your actual timeline - that's a strategy.
Two Conversations I Had This Week
I had two sellers ask me almost the exact same question this week - "should I list now, or wait?" - and I gave them two completely different answers. Here's why.

The first was a couple going through a divorce. They're young, but wise beyond their years - kind, responsible people who just found themselves in a hard situation. They've got debt to pay off, and neither one can carry the mortgage alone. They knew going in they'd walk away with less than $10,000 from the sale. When they asked if they should list now or wait, the answer was easy: list now. We're heading into the busiest buying season of the year. More buyers in the market means a better shot at maximizing what they walk away with. Waiting doesn't help them - it just delays the inevitable and risks a slower, colder market later.

The second was a client listing his late parents' home. The house is paid off - no mortgage pressure - but it needs real work before it's ready to show. He's working full-time, raising his own family, and he's the only surviving sibling handling all of it alone. He asked if he should just wait until next summer, since summer is historically the strongest selling season. My answer was different: we don't know what next summer's market will look like - but we know this one. I told him to keep working toward getting the house ready, lean on me for whatever he needs along the way, and when it's ready, we'll look at the market at that time and make the call together.

Same question. Same week. Two completely different answers - because one had urgency, and the other had room to breathe.

That's the thing people miss about "timing the market." Sometimes timing your life matters more.

The Bottom Line

The sellers doing well in this market aren't the ones who panicked or the ones who buried their head in the sand. They're the ones who got real information early and made a decision that fit their life - not the headlines.

I only work with six sellers at a time. Not because it sounds nice on a business card - because it means when you have a question about YOUR house, YOUR street, YOUR timeline, you get me. Not a call center. Not a script. Me.
